Subway network expansion, suburbanization, and housing price dynamics in Beijing: A longitudinal study from 2011 to 2021

| 英文摘要 | This study investigates the impact of subway network expansion on housing price dynamics in the suburbanization process of Beijing. Previous studies have predominantly focused on short-term impacts or isolated cases. In contrast, this study the examines factors influencing housing prices in urban and suburban areas from 2011 to 2021. Using spatial econometric models and panel data, it explores how geographic location, housing attributes, transportation, built environment, and population density affect housing prices. The findings indicate that these factors consistently influenced housing prices across both urban and suburban areas. Specifically, the distance to the city center exhibited a negative relationship with housing prices in urban areas, but this was not observed in suburban areas. Proximity to metro stations, as well as the distance to electric vehicle charging stations and gas stations, significantly increased housing prices in suburban areas, but had little effect in urban areas. Additionally, the availability of high-quality hospitals, financial services, and a higher floor area ratio had a significant impact on housing prices in suburban areas, though the effect was weaker in urban areas. |
